Savills Swings Into Action With Sale Of Golf Course Portfolio In The Algarve, Portugal

International real estate advisor Savills has been appointed by Oceanico Golf to sell the Vilamoura Golf Course portfolio in Portugal.

The portfolio comprises five championship courses, including the Oceânico Victoria (host to the World Cup of Golf in 2005 and the Portugal Masters since 2007), Oceânico Old Course (awarded number one course in Portugal by Today´s Golfer Travel Awards 2012 & 2014), Oceânico Pinhal, Oceânico Laguna and Oceânico Millennium.
Each one has its own unique characteristics, ranging from the mature tree lined fairways of the Old Course to the open, coastal features of the Arnold Palmer designed Victoria.
All of the courses have been designed by internationally recognised golf architects, constructed and maintained to a high standard, and benefit from clubhouse facilities of commensurate quality. The five 18 hole courses range in length from 6,121 metres, par 72 to 6,251 metres par 72, occupying an overall area extending to approximately 850 acres (344 hectares).

Lifestyle Opportunity at Dolgellau Golf Club

Set in a fabulous location within the Snowdonia National Park overlooking the Mawddach Estuary and Cader Idris mountain range Dolgellau Golf Club offers a great opportunity for a new owner to take this successful club forward. GRN spoke with owner Richard Stockdale about the decision to put the club on the market.

I bought the golf club in June 2004 after having spent 7 years working for Crown Golf at three of their locations (Ecclestone Park, Vale Royal Abbey and The Chase) as Director of Golf. DGC had only 40 members when I took it over, but by 2008 we had grown the membership to 267. In the beginning, the clubhouse was the 400 year old stone cottage which is included in the sale, but by 2008 we had built a new 5000 square foot clubhouse and made many course improvements including new tees, new bunkers, tree planting, etc.
In 2010, I opened a restaurant in the town and took on another golf course in Wrexham (The Plassey Oaks Golf Complex) and so decided to lease out DGC as it was a successful and fully functioning golf club, with a full diary of events and ready to grow and seal its place as a golfing destination in North Wales. Unfortunately, the 10 year lease was broken after just 3 years and I had to go back into the club to re-develop the club in order to get it back to where it had been in 2010. This we achieved and we are now pleased to say that the membership is up this year, the function room is fully booked with parties, weddings, christenings and member function,s but because of my other business commitments I feel now is the right time for a new owner to take on DGC and enjoy it as much as I have over the last 11 years.
This business is being sold as a lifestyle purchase, as its location is so special - which is why the club logo is "Probably the most beautiful course in the world.” Set in the Snowdonia National Park at the head of the Mawddach Estuary, with a back drop of the magnificent Cader Idris range, it is a destination for holiday makers who like to walk, cycle, fish, etc. The golf club is just 8 miles inland from the coastal town of Barmouth, which is an increasingly popular tourist destination. With DGC being in the National Park, the main competitors are Aberdovey Golf Club and Royal St Davids Golf Club, 23 miles South and 24 miles North respectively, so although not isolated, the competition really does not affect us.

I have made some enquiries as to redevelopment of the course and would urge that any prospective buyers would contact me as to how far these developments have been taken, and what they entail.

ES Group appointed to market historic Devon golf course

A golf club near Plymouth with more than 100 years of history has been put up for sale after going into liquidation. Agents at property and asset consultancy, ES Group, are offering Wrangaton Golf Club (‘Wrangaton’), on Dartmoor, for around £500,000, after liquidator Ian Walker, Partner at Begbies Traynor, was called in in late January.
Wrangaton, founded in 1895, is expected to remain open throughout the duration of the marketing period, until at least the end of February. Formerly an unincorporated members’ club, Wrangaton was incorporated in 2013, due to a growing difficulty in finding members who were able to act as trustees.

Commenting on the sale, Philip Gibson, Partner at ES Group’s Hospitality and Leisure department said:

"Wrangaton is an attractive, historic golf course which offers players the chance to play a varied round of golf across open moorland and more traditional parkland. Set within stunning surroundings, Wrangaton offers prospective purchasers the opportunity to acquire a well-known facility just off the main A38 road between Plymouth and Exeter.”

Ian Walker, Partner at Begbies Traynor commented:

"Following our appointment, formal marketing will begin with a view to finding a new owner of the club. We’re pleased to say that several interested parties have already come forward and I am confident that a buyer as a going concern will be found. The club would make an ideal retirement or lifestyle change business, perhaps for someone looking to move to this beautiful part of the world.”

Gary Hooper of ES Group’s Exeter office said:

"This is a superb opportunity to purchase an 18 hole golf course with associated facilities at a competitive price point. It offers tremendous scope for improvement and enhancement of the clubhouse and catering elements, whilst providing a superb opportunity for either an established operator or new entrant.”

Abbey Moor Golf Club for Sale

A 9 hole course in a great location, just inside the M25 close to Addlestone in Surrey’s golfing heartland.
Paul Newton originally built the Abbey Moor Golf Course in 1989 and he and his team have been operating it ever since as a family run 9 hole golf course. The club is used as a pay and play course by many and there is also a membership option for those who wish to play more regularly. "The business has been a labour of love for us and we have made so many friends over the years here. Unfortunately, we now need to retire as age and health issues have begun to take their toll. We shall be very sad to move on, but it is now time for someone else to take the business forward.”

Savills scores a hole in one with sale at Mollington Grange, Chester

International real estate advisor Savills has represented joint LPA receivers, Mr Jonathan Pope and Mr Brian Green, from KPMG on the sale of Mollington Grange Golf Club to a golf operator for a price in excess of the £795,000 guide.
The asset comprises a modern 9,687 sq ft (900 sq m) clubhouse, a 4,864 sq ft (451 sq m) greenkeepers building and an 18 hole, 6,611 yard par 73 golf course all set within an attractive position within the Chester Greenbelt.

The facilities offer undoubted potential to deliver a commercial return, assisted by an attractive and accessible location. It was therefore no surprise that Mollington Grange experienced a strong level of interest from a variety of investors and secured a good price in the current market conditions.”

Savills Sells Norfolk Golf And Country Club

The Norfolk Golf and Country Club, advised by Savills, has sold its golf and leisure complex, which was on the market for £1.6 million.

The 159 acre rural site located in central north Norfolk will revert to its original use as farmland and the clubhouse will be put to a suitable compatible use.

Kay Griffiths, from Savills Leisure team, comments, "The underlying property asset comprises an extensive area of attractive land with an array of buildings that provide the opportunity to explore other uses appropriate for this location. The conversion of the golf course back to farmland is a reflection of pressure that has been faced by some rural Golf Club owners who are subject to a lot of competition in a challenging economic climate. In the case of The Norfolk it was concluded that in light of declining income and continually increasing costs, the golf and leisure business was no longer viable."
